**House Rules for N Pecan Street, Arlington, TX 76011:** 1. **No Parties or Events:** $1,000 fine for any unauthorized parties/event(s). 2. **Pets:** No pets allowed. $1,000 fine for any unauthorized pet(s). 3. **Guests:** No Visitors! Only registered guests are allowed. An extra guest fee of $75 per night booked will be assessed for any unregistered/unauthorized guests. **For insurance purposes all guests are to be properly registered through the Airbnb app.** Must provide the names of all guests staying in the home prior to booking. The primary guest must complete our registration process prior to their stay once the booking has been confirmed. Only the Person with Their Name on the Account and who has previously shared their ID with us can Check In, Unless Previously Agreed Upon. **Accepted ID's:** Driver's license State ID 4. **Quiet Hours:** Please observe quiet time after 9 pm. 5. **Doors:** As with any house that carries its unique character, we have a few special qualities to be mindful of. We kindly ask our guests to ensure the security of both the front and back doors by securely locking them when away. Please be aware that, due to seasonal changes, the inside doors may occasionally stick or require some effort to close them completely. 6. **Firearms:** Firearms are not allowed on the premises. 7. **Care for the Airbnb:** Please treat the property with care and respect. 8. **No Smoking:** Absolutely no smoking, including 420. 9. **Utilities:** Lights, A/C and heating to be turned off when away. 10. **Check-Out Time:** Check-out time is 10 AM sharp. 11. **Furniture:** Please do NOT move furniture around. If furniture is not returned to its original location upon check-out, there will be an additional $50 furniture fee charged. 12. **The primary guest making the reservation must be age 25 years or older. --- **City of Arlington Guest Rules:** A. **Parking:** Limited to 2 cars in available off-street spaces. B. **Noise Restrictions:** No amplified sound between 10 pm and 9 am. C. **Outside Congregation:** Restrictions apply between 10 pm and 9 am. D. **Trash Placement:** (Bags Only) On curb after 7 PM Tuesdays and Fridays, the evening prior to scheduled pickup. E. **Premises Usage:** Premises not to be used as a Banquet Hall. F. **Permit.** Short Term Rental Permit shall always be visible. --- **Additional Information:** - **Damages:** Any damages will be billed to the guest and reported to Airbnb. - **Identification:** Upon confirmation of booking, the primary adult guest must send over a photo of their ID (front only) as required by the building's security rules. --- Personal Responsibility Agreement: By choosing to stay as a guest, you acknowledge and accept the rules outlined above. You are fully responsible for any property damage, accidents, injuries, or losses that may occur to any individual, vehicle, or property during your stay at the residence. The owner (host) is not liable for any legal or financial claims arising from such incidents. As a guest, you understand and accept all risks associated with your stay and agree to hold the host harmless in every situation. You also agree to indemnify the host against any claims, including those brought by third parties, that may result from your stay. Please note that the host cannot be held responsible for disruptions caused by external service providers, such as electricity, water, gas, or Wi-Fi outages. However, the host is committed to addressing and resolving any issues as promptly as possible.

Guests will have exclusive and private access to the entire single-family home. This includes all interior spaces, the large fenced backyard, and the front porch. You will also have access to free private parking on the property. The home is accessed via a private entrance for your convenience and privacy.
